On a house we close the yard for a week. On an occupied property we cannot. A commercial scope gets broken into sections so residents, staff, and customers always have a route to the door, and so the parking a building depends on is never gone all at once. That phasing plan is written down before anyone breaks ground.

The specification tightens too. Public-use surfaces carry slope and landing requirements a private patio does not, and a walk that settles into a half-inch lip becomes a liability line item rather than a cosmetic complaint.

Approvals run longer as well. Permits, township inspections, and a board that meets monthly all sit between the estimate and the start date, so we build that review time into the schedule.

Walk grades set to the running and cross slope the spec requires, with level landings where a route meets a door or turns. Joints finished flush.

Engineered Walls

Above roughly four feet — or lower with a drive lane surcharging it — a wall needs a permit and drawings sealed by a licensed engineer. We build to that drawing.

Trip-Hazard Remediation

Settled flags, heaved steps, and vertical lippage documented across the property, then reset or replaced. What is cosmetic gets separated from what is a claim waiting to happen.

Freeze-Thaw Specification

Units and stone selected for Pennsylvania freeze-thaw and deicing salt, on a compacted, drained base cut to frost depth. That is what decides whether a public walk lasts.

Permits & Inspections

Township permit applications and inspection scheduling handled inside the scope rather than discovered halfway through it.

Repointing & Restoration

Existing brick and stone repointed with mortar matched to the original where the structure is sound — repaired rather than replaced when replacement is not warranted.

Managing More Than One Property?

We will walk each site, photograph what is failing, and come back with one list ranked by what is a safety issue now and what can hold another season. Priced as a single scope, it releases property by property as budget clears.

Do you work with property managers and HOA boards?

Yes. Commercial work starts with a walk of the property and a written list of what is failing and what can wait, so a board or management company has something concrete to budget against. A multi-building list can be priced as one scope and phased across a season.

Can the work be phased so the property stays open?

That is normally how we plan it. We break the site into sections, keep an accessible route open to every occupied entrance, and sequence around business hours, deliveries, and resident parking. The phasing plan goes in the written scope before work starts.

What about ADA slope and trip hazards on walkways?

Walk grades are set to the running slope, cross slope, and landing dimensions the project spec calls for, and joints are finished flush so the surface itself does not become the hazard. On existing walks we document displacement and settlement before pricing.

Do commercial retaining walls need an engineer?
